Rent-Index in Germany’s big cities

The graphic and table will give you an idea of the average monthly cold rent for apartments in many of Germany’s larger cities. The statistics refer to „Kaltmiete“ or „cold rent“, which is defined as the base rent without utilities such as heat or electricity. (In Germany, heat and some additional costs paid by the landlord are generally recalculated annually and passed onto tenants to arrive at the „Warmmiete“ or „warm rent“.) The cold rents per month per square meter are calculated for a „standard“ apartment using weighted averages for the period indicated in the column labeled “BJ” („Baujahr“ or year the apartments included were constructed) at a “standard” location in each city. In generally less attractive than standard neighborhoods the price could be lower, while in better than “standard” neighborhoods prices are likely to be higher. Each city government (or other source) calculates their own local rental-price-index. The index is not calculated every year, so prices may have changed since the rental year you see in the column “Jahr” or „year“. Due to the varying methodologies and time frames, these cold rent prices should only be used as a guideline and general basis of comparison. Utilities, depending on usage and other factors, are likely to add between 1,80 € and 2,80 € per square meter per month to the cold rents shown in the table.
